Buying or Renting Thailand Property (Visa Conversion / 1 Year Extension) Persons (single owner) who bought a freehold condominium of at least 3.000.000 Baht or rent property of at 85.000 Baht on Phuket can apply for a long term extension if they fulfill the required criteria. This is done a one stop service at Phuket immigration for persons who are currently in Thailand on any other visa or visa exempt.This entails the visa application/change, 1 year extension, application at the Thailongstay Company and multiple re-entry permit. People who would like to apply for this extension, have to contact the ThailandLongStay Company first via phuket.thailandlongstay@gmail.com to get a pre-authorization. (They will need information about the sale or rental) After they provide the pre-authorization information, the extension application can be done at the Phuket Immigration office with the following documentation. Phuket immigration will handle each application on a case by case basis and extra information or documentation can be required to support the application Person who bought a freehold condominium : - TM7 (already have a Non-O) OR TM86 (have an existing visa, other than Non-O) OR TM87 (currently visa exempt) - STM2 - STM9 Overstay Acknowledgement- STM11 Consent of fact checking- An up-to-date address registration (TM30) Copies of passport pages: - Detail page - Current visa/extension (if applicable)- All extensions from last Non-O visa or transfer stamp to new passport (if applicable) - Most recent entry stamp- TM6 departure card (if applicable) Passport size photo Sales contract of the condominium (after 2020)Condominium title deed and House registrationProof of payment of at least 3.000.000 Baht 4 Pictures of the property exterior and interior showing actual living conditions with the new owner in the pictures. Phuket immigration will apply for the Certificate and membership card from the ThaiLongStay Company on your behalf after the documents and proof of payment are supplied. Phuket immigration will apply for the Certificate and membership card from the ThaiLongStay Company on your behalf after the documents and proof of payment are supplied. Two complete sets of paperwork are required. Please go to room 204 to submit your application. If the application is successful, the applicant will receive an “Under Consideration” stamp and is granted a 1 month extension. After the 1 month consideration period, the applicant has to return to the immigration office to receive the remaining 11 months if the application is approved.
